    Professional Photography & Virtual Tour

    Our Professional Photography will take photo's of every room. We will also do a 3D virtual tour of your home. Neighborhood marketing will be done as well.

    Marketing Begins

    Now that we have all the photography in hand we will enter the home in the MLS and on all the online sites. We then have you review all marketing for accuracy.

    Home Goes Active

    Your Home is officially on the market! Buyers will be viewing your home with their real estate agent!

Step By Step Process once your home goes Under Contract

    Offer Received

    Woohoo! You have received an offer on your property! Now you need to make sure the contract you received is what you want and expect from the sale of your home.

    Offer Negotiation

    This is where the expertise of your listing agent is very important. The buyer may ask for certain items to be included into the sale or ask for items to be repaired or replaced. If any changes to the original offer are needed, your agent will write up a counter offer and negotiate the the contract until it is acceptable to you.

    Home goes under contract

    Congratulations! You now have an agreeable purchase contract that both you and your buyer agree upon. You are officially under contract!

    Buyers Inspection

    Once you have an agreed upon contract, the buyer will most likely do a home inspection on the property. This is an important step for the buyer and a stressful step for the seller. If there are any objections to the buyer's inspection report, there may be more negotiations needed. Again, rely on the expertise of your agent to get any inspection objections resolved!

    Start Preparing for Move

    Once you have a contract that you and your buyer agree upon, it is time to start preparing for your move. This can be a stressful time, but it is important to remember to make sure that all items that were written into the contract remain with the home and the home is left in the same condition it was in at the tie of the sale!

    Buyers Appraisal

    Your buyer's lender will order an appraisal of the property to ensure the buyer is not paying more and the lender is not lending more on the home and property than it is worth. This is typically the final process in your buyer's loan approval process.

    Buyers Loan Approval

    Once the appraisal is done, your buyer's lender will issue their final loan approval on your buyer's home loan. Once final loan approval is issued, the buyer's lender will move forward with their loan process.

    Buyers Final Walk-Through

    Within a day or two prior to the final closing, your buyer will do a final walk through of the property to make sure that everything is in order.

  3. 9

    Closing

    Congratulations! You have reached to closing table! You will now meet at the closing table and sign all the closing documents to make your sale official!
