Just like your car needs routine maintenance to keep it running efficiently, so does your home. Just as you take your car in for oil changes every 3,000 miles, there are things around your home that need the same kind of maintenance. Knowing what maintenance is needed and routinely checking the items that need inspection, cleaning and replacing, is the best way to protect you, your family, your investment, and costly repairs.

Pink Realty put together a checklist of items that need to be routinely inspected and maintained each year so you can keep your mechanical systems running efficiently and catch any trouble spots before they become a problem. Some maintenance items listed may be obvious, but others may not be.

To provide a common sense approach to home maintenance, we organized the checklist by season because there are definitely things you need to do to prepare for both the colder and warmer temperatures.

While this list is not all inclusive of everything that may need to be checked or maintained, feel free to add to this list depending on the different types of heating, cooling, sewer system, etc., that you may have.

Every Month

Furnace, Air Conditioning and Humidifier- Inspect filters for dust. Clean and replace filters as needed.

Plumbing- Check under kitchen and bathroom cabinets for leaks. Check the area around the water heater for leaks. Check floor drain in mechanical room for standing water and or backups. (Water flowing from condensate lines is normal)

Kitchen Exhaust Fan- Check for proper flow of water. If the flow is reduced, clean the aerator screens. During the first two months, the faucet aerators could require more frequent cleaning.

Fencing- Fill in spots where water may be standing around fence posts.

Carpets- Vacuum your carpets in traffic areas daily to prevent buildup of soil.

Caulking- Inspect the caulking around sinks, tubs, and showers. Give special attention to the area where the tub meets the tile flooring. Re caulk as necessary.

Every Three Months

Exterior Doors- Oil hinges and locks if required. Inspect finish for cracks and peeling. Use touch up paint where required.

Interior Doors- Lubricate Hinges

Garage Door- Lubricate hardware, inspect mechanism for free travel. Have adjusted if necessary by a professional.

Kitchen Tile Grout- Inspect for loose or missing grout. Re-grout if necessary. Re-caulk around sink and at the edge of the back-splash if necessary. Inspect caulking and re-caulk if necessary.

Tub Enclosures- Inspect caulking and re-caulk if necessary.

Door Thresholds- Adjust for proper seal.

Every Six Months

Exterior Paint/ Caulking- Inspect for cracked and peeling paint. Repair and repaint if necessary. Consult your Homeowners Association regulations before you change the exterior paint colors. Southern and western exposures are especially subject to peeling and cracking. Inspect these areas twice each year. Repaint as necessary.

Roof- Inspect for damage tiles after storms and high winds. An annual inspection by a roofing professional is recommended.

Gutters- Clean debris from gutters every six months and after storms.

Furnace/ Air Conditioning- We recommend an inspection by a heating professional every year.

Smoke Detector/ Carbon Monoxide- Replace the batteries every year.

Windows- Clean window tracks and weep holes. Inspect caulking around window trim especially above the window. Replace caulking and paint as needed.

Grading- Repair grading around window wells and foundation. Make sure swales are clear of obstructions and functional for proper drainage.

Fireplace- Clean debris or residue before every winter.
