Just like your car needs routine maintenance to keep it running efficiently, so does your home. Just as you take your car in for oil changes every 3,000 miles, there are things around your home that need the same kind of maintenance. Knowing what maintenance is needed and routinely checking the items that need inspection, cleaning and replacing, is the best way to protect you, your family, your investment, and costly repairs.

Pink Realty put together a checklist of items that need to be routinely inspected and maintained each year so you can keep your mechanical systems running efficiently and catch any trouble spots before they become a problem. Some maintenance items listed may be obvious, but others may not be.

To provide a common sense approach to home maintenance, we organized the checklist by season because there are definitely things you need to do to prepare for both the colder and warmer temperatures.

While this list is not all inclusive of everything that may need to be checked or maintained, feel free to add to this list depending on the different types of heating, cooling, sewer system, etc., that you may have.

It is imperative that routine maintenance be performed on your new home. Failure to do so may lead to major defects. Here are some tips:

Spring Maintenance

Landscape

•Cutback and Trim all vegetation and overgrown bushes from your house.  Mulch and plant some colorful flowers.

•Weather permitting charge irrigation system. Test for leaks and adjust sprinkler heads as necessary.

•Make sure swales around your house are maintained / free of debris and properly functioning to allow water to shed away from the foundation.

•Fertilize lawn. *Note fertilizer can leave a permanent stain on the concrete. Be sure to sweep any excess fertilizer off all flatwork.

•Open valves to outside hose connections.

•Clear debris from any drainage ditches and culverts.

Grout and Concrete


•Avoid excessive water on or near concrete.

•Concrete & Grout-Seal any concrete cracks or separations using a material designed to fill cracks in concrete.

•Seal your grout 

Mechanical


•Shut down, drain and clean furnace Humidifier and set to summer setting.  

•Furnace-Change furnace filter (Furnace filters should be changed every month)

•Switch the power on to air conditioning units and check to make sure they are working properly. Have the units serviced if needed.

•Clean/replace the air conditioner filter.

•Check smoke and carbon monoxide detectors.

Make sure the sump pump is working properly before the spring thaw sets in.

•Fireplace Damper-Close your fireplace damper to keep drafts, rain, and critters out of your home.

•Ceiling Fans should be cleaned of dust and debris. Change the direction the fan rotates. It should rotate counterclockwise in the spring and summer.

Home Exterior

•Replace storm windows with screens.

•Check the foundation of your home for any cracks, leaks and signs of moisture and repair any cracks

•Check gutters and downspouts for any loose spots and debris blockages. Make sure water drains away from the property.

•Powerwash, stain, seal the deck

•Pressure wash your siding.  If paint is peeling, scrape and re-paint.

•Got Bugs?  Check for termites that swarm in the spring.  Get a licensed pest control company out to spray the house.

•Do a visual inspection of the roof for any winter damage.

•Ceiling Fans should be cleaned of dust and debris.  Change the direction the fan rotates.  It should rotate counterclockwise in the spring and summer.
