Just like your car needs routine maintenance to keep it running efficiently, so does your home. Just as you take your car in for oil changes every 3,000 miles, there are things around your home that need the same kind of maintenance. Knowing what maintenance is needed and routinely checking the items that need inspection, cleaning and replacing, is the best way to protect you, your family, your investment, and costly repairs.

Pink Realty put together a checklist of items that need to be routinely inspected and maintained each year so you can keep your mechanical systems running efficiently and catch any trouble spots before they become a problem. Some maintenance items listed may be obvious, but others may not be.

To provide a common sense approach to home maintenance, we organized the checklist by season because there are definitely things you need to do to prepare for both the colder and warmer temperatures.

While this list is not all inclusive of everything that may need to be checked or maintained, feel free to add to this list depending on the different types of heating, cooling, sewer system, etc., that you may have.

It is imperative that routine maintenance be performed on your new home.  Failure to do so may lead to major defects. Here are some tips:

Fall Maintenance

•Blow out and drain irrigation system

•We suggest contacting a reputable company that will stand behind their work.

•Note; during warm spells in the fall and winter hand watering of grass trees and shrubs may be necessary. Be sure to disconnect hose after watering each time

•Disconnect garden hose and store in garage or shed.

•Remove new snow or ice from concrete as soon as possible.

•Recommend not using salt or snow melt as it may cause damage to concrete.

•Install new filters to both the furnace and humidifier unit. (Furnace filters should be changed every month, humidifier filter should be changed twice during the fall/winter)

•Clean your gutters from all debris and leaves.

•Make sure your humidifier is set to the “winter position” and the unit is turned on.

•Ensure gutters tip outs are in the down position.

•Make sure swales around your house are maintained / free of debris and functioning properly so that water and snow melt are able to drain away from your foundation.

•Check caulking around exterior of house especially around windows.

•Be sure all vents on exterior walls are free of debris and able to function property.

•Disconnect power to A/C condenser for the winter.

•Mow and fertilize lawns. *Note fertilizer can leave a permanent stain on concrete. Be sure to sweep any excess fertilizer off all flatwork.
